The Design Factory
Your home isn't a showroom. It's where you decompress after a long MRT ride, where your kids do homework on the dining table, where you host CNY gatherings in a kitchen that somehow needs to seat twelve. Off-the-shelf renovation packages don't account for any of that.
The Design Factory does.
We're a Singapore interior design studio with eight designers, our own carpentry factory, and a process built on something most ID firms won't give you: time. Multiple consultations. Refined concepts. No contract pressure until the design is right.

We Design HDB Flats, Condominiums, and Landed Homes Across Singapore
Every property type in Singapore has constraints that demand specialist knowledge — HDB hacking permits, MCST condo regulations, landed property structural approvals. Our designers have handled hundreds of projects across all three, which means fewer surprises, fewer delays, and designs that actually pass inspection.
HDB BTO & Resale Flats
From 2-room flexi to executive maisonettes. We specialise in maximising compact layouts — open-concept kitchens, platform beds with hidden storage, full-height wardrobes, and multi-functional spaces for the hybrid work era. Our designers understand HDB renovation guidelines inside out, including hacking permits, window restrictions, and waterproofing requirements.
Whether you've just collected keys in Punggol or you're renovating a resale in Tampines, we design around your floor plan — not a template.
Condominiums
Private condos come with different rules: MCST renovation deposits (typically $2,000–$5,000), stricter working hours, and facade consistency requirements. Our team coordinates with management committees before work begins, so your renovation stays compliant and on schedule.
We've designed units from compact 1-bedders to sprawling penthouses — with a focus on material durability for Singapore's tropical humidity and the kind of spatial flow that makes 800 sqft feel generous.
Landed Properties
Terrace houses, semi-detached, bungalows. Landed projects bring structural complexity — load-bearing walls, A&A works, multi-storey carpentry integration. We work closely with structural engineers and licensed contractors to ensure every modification is BCA-compliant.
Why Singapore Homeowners Choose The Design Factory
01
Our Own Carpentry Factory
Most ID firms outsource carpentry to the lowest bidder. We don't. Every piece of built-in furniture — wardrobes, kitchen cabinetry, TV consoles, shoe cabinets — is manufactured in our own factory using E0-grade plywood exclusively. E0 is the lowest formaldehyde emission classification available. Every piece is built, inspected, and finished by our team.
What this means for you: consistent quality, faster turnaround, and the ability to customise dimensions down to the millimetre for your specific layout.
Five Designers Who Stay
Our team of five designers have been with TDF for years. Long tenure means institutional memory — they know which suppliers deliver on time, how specific finishes hold up under Singapore's humidity, and what actually works in a 4-room HDB versus a penthouse condo.
Each designer specialises in a distinct aesthetic tradition:
- Japandi & Family Spaces— Yu Ting
- Modern Luxury*— Darren Chang
- Wabi-Sabi — Pei Yuan
- Italian Minimalism — Jerrold Chia
You're matched with a designer whose specialty aligns with your vision — not whoever happens to be free.

No Hard Sell. Seriously.
We meet until the design is right — not until the contract is signed. Multiple consultations. Revised concepts. Questions answered without a timer running. This isn't a slow process — it's a considered one. The distinction matters when you're investing $50K–$150K+ in a space you'll live in for years.
**After-Sales Care**
Our one-year warranty covers defects in workmanship and materials. After that, we don't disappear. Minor adjustments — a hinge realignment, a soft-close that needs tuning — are handled at no charge. Larger repairs get priority service at transparent rates.

FAQ Section
Q: How much does HDB interior design cost in Singapore? A: HDB renovation costs in Singapore typically range from $30,000–$80,000+ depending on flat size, scope of carpentry, and material selections. A 4-room BTO with full carpentry, electrical, and painting usually falls between $40,000–$65,000. We provide detailed, itemised quotations — never vague lump sums.
Q: How long does a residential renovation take in Singapore? A: Most HDB renovations take 8–12 weeks from design confirmation to handover. Condo projects may take 10–14 weeks depending on MCST approval timelines. Landed properties with A&A works can extend to 16–20 weeks. We provide a clear project timeline before work begins.
Q: Do I need a permit to renovate my HDB flat? A: Yes. Any hacking, demolition, or structural work in an HDB flat requires an approved permit from HDB. Electrical work must be done by an EMA-licensed electrical worker. Our team handles all permit applications on your behalf.
Q: What interior design styles does The Design Factory specialise in? A; Our designers specialise in four core aesthetics: Japandi (Japanese-Scandinavian fusion), Modern Luxury, Wabi-Sabi (including 奶油风 / cream style), and Italian Minimalism. We match you with the designer whose expertise aligns with your preferred style.
Q: What is E0-grade plywood and why does it matter? A: E0 is the lowest formaldehyde emission classification for engineered wood. Formaldehyde is a volatile organic compound found in many mass-produced furniture and cabinetry materials. Using E0-grade plywood means healthier indoor air quality — especially important in Singapore's sealed, air-conditioned interiors where ventilation is limited.
